If you were asked to design a house right now, you’d do it exactly as it’s been done here: optimally insulated plus solar panels, heat pump and underfloor heating/cooling adjustable by room so that the house is extremely energy efficient. And this despite benefitting from all the fantastic equipment you could think of.

The property also includes additional, fully self-contained accommodation accessible from inside the main house, with its own front door and, if desired, own garden. This would make perfect accommodation for an elderly or disabled relative with extra care needs, or for a live-in au pair. Or alternatively, it could be used as a home office.

Entering from the driveway through the solid wood front door, you arrive in a large hall with coat closet, fuse box and downstairs WC. Straight opposite the front door, double sliding doors lead through to the fabulous kitchen diner with its high mezzanine and huge windows for optimal natural light. Large French doors open from the kitchen onto the garden. A prominent feature of the kitchen diner is the spectacular, ‘floating’ oak staircase up to the living room on the first floor. This room is partly a mezzanine, from where you can look down upon the kitchen diner and out to the rear garden with its fabulous swimming pool. The living room is situated between the master bedroom en-suite on one side and the three other bedrooms and family bathroom on the other. The latter rooms all open onto a kind of large landing, currently set up as a TV/games room. The mezzanine living room enjoys plenty of natural light through the huge windows/French doors in the kitchen.

The large master bedroom has a stunning, deluxe en-suite, including a solid oak vanity unit and wall cupboard, a huge, Grohe walk-in shower and a stylish sliced pebble floor which contrasts beautifully with the neutral grey wall tiles. There’s also a large oval, free-standing bath in the master bedroom itself.

Apart from the two bathrooms, all the rooms on the first floor are fitted with Yuka laminate flooring and all have large tilt & turn windows with reinforced glass balustrades. This makes every room extremely light and airy and creates a sleek, clean look.

Now let’s take a look at the additional accommodation. This space is largely taken up by an entirely self-contained ground floor apartment with its own driveway and entrance at the side of the house. The apartment encompasses a living room with fully equipped open kitchen, a separate bedroom and a bathroom. It even has its own, separate piece of garden; this accommodation can therefore be used completely independently from the main house. That being said, it’s also accessible from inside the property, via the technical room that leads to the hall of the main house.

This technical room, which as we’ve seen connects the main house with the self-contained apartment, is worth a special mention: the property benefits from ultramodern, energy efficient equipment including a heat recovery system with filters and a heat pump with 400 litre buffer tank, all from top brand Viessmann. There’s also a water softening system and connections for washing machine and tumble dryer, with the wall cupboard fitted with handy, built-in clothes drying racks. The care and attention that has been paid to the technical equipment is reflected in the extremely extensive distribution board, with a separate group for every installation. The house is insulated according to (the much stricter) German standards, and includes HR+++ glazing and integrated electric roller shutters. The combination of maximum insulation, solar panels and the Viessmann underfloor heating and cooling system makes the house completely energy neutral.

Already exceptional in itself, the property is even more impressive thanks to the clever way the plot is laid out, including a separate drive with electrically operated gate for the self-contained apartment. The big eye-catcher of the rear garden is, of course, the swimming pool. Measuring 17 m x 3.6 m and 140 cm deep, it’s a so-called ‘lap pool’, ideal for swimming lengths. The pool has its own heat pump, so you can swim comfortably from April through to November. The pool edging was made in Indonesia from 6 cm-thick solid limestone, and the skimmers are also made from natural stone. The unique, Balinese natural stone tiles that line the pool have a natural cleaning effect. Thanks to an ingenious heating system, the pool water is always at least 5 degrees C. The technical equipment for the pool is housed in the outbuilding situated between the two gardens and encompasses a maintenance-free Dryden Aqua System plus antibacterial filter with Auto Backwash Self Cleaning system.

The exceptionally well insulated outbuilding mentioned above, made from ecological hardwood, also provides a covered terrace for the self-contained apartment and includes a fantastic fitness room with underfloor heating plus sauna with Tower heater. This fitness room can be accessed from both gardens.
As you can see, the quality of the construction, the (technical) equipment and the materials used in this property is truly matchless. But the location, too, is unparalleled, just a five-minute cycle ride from a shopping centre with supermarket and other shops, and a short ride away from all types of schools and a wide range of sports clubs. Plus, by car it’s just 7 minutes to the vibrant heart of Den Bosch and an hour to Amsterdam Zuidas and the centre of Rotterdam.
