Are you looking for a large family home in a peaceful setting, but still with all amenities a stone’s throw away? Then this is your chance! This fantastic farmhouse on the Hopstraat in Schijndel comes with a large plot of land, a garden full of trees and views across a meadow. In this quiet setting it feels like you’re out in the countryside, while in fact the location isn’t remote at all; there’s actually a large shopping street just a few minutes away by bicycle.

Let’s first take a look at the house itself. The property was built for an affluent gentleman farmer in around 1881 using the finest quality materials; the structure of the building is therefore extremely solid. Various original features have been retained to this day. The most recent extensive renovation was carried out in the 1980s; clearly, the new owner will want to completely modernise the interior, possibly keeping the relatively modern bathroom (replaced in 2012) with underfloor heating on the ground floor.

When it comes to the future layout, this huge, light and airy farmhouse with some 500m2 of living space puts no limits on your imagination! There are countless options, with an extremely large living room, various (bed)rooms and office space on the ground floor. If desired, you could also create four or five bedrooms and bathrooms on the first floor, plus perhaps a large office or fitness room. The first floor is accessed via two separate staircases, which lead up extremely large mezzanines. The former stable block on the ground floor could be converted into accommodation for a live-in carer, a home practice/consultation room, or B&B. In any case, a good architect will jump at the chance to adapt this traditional building to the requirements of today. The property already comes with a swimming pool and tennis court, although the latter hasn’t been used for some time. And, as you’d expect from a farmhouse, it would be easy to create a paddock for horses on this ample plot.

The rooms on the south-facing side of the house look out over the narrow Hopstraat and a large meadow. All the rooms in the property have a view across the garden. Outside in the 3.867m2 plot is the original bakehouse (from 1881) with characterful terrace, and a double garage with adjoining stable block, an attic and a wine cellar (built in 1982). The garden is fully enclosed and richly planted with shrubs and mature trees, including a beautiful nut tree. The rear garden is separate from the front garden and accessible from both sides of the house via a gate: handy when it comes to the safety of pets and small children. Next to the driveway in the leafy front garden is an attractive pond with ducks.

Schijndel is a friendly municipality with some 23,000 inhabitants and all the amenities you would expect, including a good selection of primary and secondary schools. There is an active community life with all kinds of (sports) clubs, from football to fitness. What’s more, Schijndel is located quite centrally within North Brabant: from the Hopstraat it’s just a 20-minute drive to the vibrant heart of Den Bosch, a 30-minute drive to Eindhoven and ASML in Veldhoven, and a 35-minute drive to the centre of Tilburg. Need to go to the Randstad? No problem: via the A2 you can reach the centre of Utrecht within just 50 minutes.

Conclusion: a farmhouse like this feels like a luxury holiday home for the whole family — and for visiting family and friends —but then 365 days of the year! Ideal for a family with children, who can enjoy playing in the garden and swimming in the pool, and can walk or cycle safely to their school, sports club and friends. Even doing the groceries is easy: within 10 minutes you can pick up some fresh croissants and warm, crusty bread from the bakery in the Hoofdstraat!
