Deluxe, meticulously finished family villa with sunny garden in a rural neighbourhood, ideal for a large family and/or those who work from home

This exceptionally spacious property with 295 m2 of living space was built by the current owner, who himself works in the construction sector. As a professional in the field, he knew exactly what he wanted: top quality in all respects. The house is constructed from the very best materials, with high-quality insulation and robust, durable woodwork and hardware, underfloor heating, sleek plastering and attractive ceiling cornices. From the summer house in the garden to the attic, everything exudes quality, durability and craftsmanship. What’s more, the house has always been excellently maintained. In short, this is a fantastic, ready-to-move-into family home with no less than six bedrooms (and potentially a seventh with en-suite bathroom on the ground floor, if you were to convert the office and chill-out room).

Although in good Brabantian tradition the front door is hardly ever used, the official entrance at the front is quite imposing. As the double doors swing open you feel welcomed into a spacious hall with coat closet and access to a storage room, the chill-out room and the kitchen. In practice, however, the back door is generally used as the ‘main entrance’. Here, too, is a hall plus a downstairs toilet, laundry room with central heating boiler and kitchenette, and the internal door to the integral garage. This side of the house benefits from a large driveway with lockable gate; this leads to the rear garden with attractive covered terrace, perfect for enjoying those warm summer evenings.

Thanks to the multiple windows with views across the south-facing garden, the living room is extremely light, with clean, sleek white walls, elegant ceiling cornices and beautiful slate flooring. On the garden side is a wide bay window with large glass façade, naturally made from high-grade glass; this, in combination with the underfloor heating, provides for a pleasant indoor climate, all year round. It goes without saying that the property has been assigned energy label A.

The open plan layout of the living room and kitchen-diner creates a fantastic feeling of space. The fully-equipped Siematic kitchen with island/breakfast bar has everything you would expect, with fitted Miele appliances including a steam oven, built-in refrigerator, dishwasher and gas hob. The 1.5 bowl sink has a useful hand shower and a Quooker.

Next to the kitchen is the access to the office. Together with the adjacent chill-out room, the office could be converted into a downstairs bedroom with en-suite bathroom. This would be the perfect way to accommodate any (elderly) family members with restricted mobility and/or care needs.

The spacious integral garage deserves special mention. With plenty of space for a large car, the garage has two windows, a regular door to the outside plus electric roller door. What’s more, the loft space above the garage is extremely handy for storing boxes, suitcases, skis, or anything you want to keep out of sight and out of mind!

From the central hall on the ground floor, the staircase leads up to the first-floor landing with access to four bedrooms, a laundry room, the family bathroom and a separate toilet. Each bedroom has an attractive dormer window, with the sloped ceiling creating a cosey, characterful space. What’s more, the deep cupboards under the pitched roof offer plenty of storage. All the windows in the bedrooms and in the bathroom are fitted with built-in electric roller shutters.

The master bedroom at the front of the house has a large walk-in wardrobe/dressing room plus its own door to the spacious family bathroom with toilet, large bath, double washbasin and separate walk-in shower. As is the case throughout the house, all the bathroom fixtures and fittings are of top quality, including Villeroy & Boch porcelain and Grohe taps. The entire the first floor has a concrete floor, which provides for excellent soundproofing.

Another staircase leads from the first floor up to the second floor, which houses another two bedrooms under the roof ridge, each with a characterful round window reminiscent of a porthole in a ship.

It would be relatively easy to create an extra bathroom upstairs, by converting the laundry room on the first floor or one of the bedrooms on the second floor.

The house is situated in a large plot. Because it is a corner property with no houses on the opposite side of the road, the house enjoys fantastic, uninterrupted views. The sunny, south-facing rear garden is surrounded by hedges for maximum privacy, and benefits from two terraces, borders with perennial shrubs and a large lawn with sprinkler system and robot mower (can be included in the sale). There is also a lovely summer house with its own terrace and large bicycle storage shed.

Next to the integral garage is a second detached garage with double electric doors, two regular doors and space for two large cars. There is the potential to convert this garage into an office, or even into separate self-contained accommodation, since the whole structure is extremely well insulated.

Now let’s turn our attention to the location of this property, which is just a good as the house itself. Gemonde is a friendly, rural village in the municipality of Sint Michielsgestel. The neighbourhood comprises a nice mix of old farms and relatively new houses built within the last 20 or so years. It’s a popular place for families, where the parents of younger children meet each other in the play area nearby. The primary school is within walking distance of the house, and the secondary schools in Boxtel, Schijndel and Sint-Michielsgestel (Gymnasium Beekvliet) are all 15 to 20 minutes away by bicycle. The same applies to most large supermarkets and other shops, with the Albert Heijn in Sint-Michielsgestel less than 15 minutes away by bicycle. What’s more, the ride there is a great pleasure, since the route passes through some beautiful countryside scenery.

By car it’s 13 minutes to the centre of Vught and 20 minutes to the vibrant heart of Den Bosch. Eindhoven Brainport is just 25 minutes away down the A2, with the slip road to the A2 a 10-minute drive away. From there it’s 45 minutes to the Oude Gracht in the centre of Utrecht and one hour to the Zuidas in Amsterdam. In short, this fantastic property enjoys excellent connections to the rest of the country, while benefiting from wonderful, rural Brabantian surroundings.
