The same applies to the interior, with its exceptionally tasteful design. Timeless and serene, with high ceilings and full height doors throughout, this home is more Zen than bling.

On closer observation, this villa reveals its super deluxe features and smart details. These include sun tunnels, which channel sunlight from the roof into the house, and a laundry chute for transporting washing to the laundry room in the basement. Here you’ll also find a deluxe home cinema and huge fitness room. This home has everything you need to maximize life’s comfort and enjoyment It’s an ideal home for those who appreciate comfort and luxury, without wanting to show off.

First impression
To enter the house, the current owners tend to use the side entrance in the utility room, a large room full of deluxe (coat) cupboards with an extra fridge, a sink and the laundry chute as mentioned above. Here you’ll also find the switch for the outdoor lighting and the control panel for the alarm system. This makes it a highly practical entrance for day-to-day use. However, the ‘official’ entrance is located to the front of the property, where the front door leads into an attractive, spacious entrance hall. Here, too, you’ll find coat closets, plus the mains fuse box and downstairs toilet with stunning, natural stone wall tiles. These same low-maintenance tiles are found in all the other bathrooms in the property. There is semi-gloss cast flooring throughout the house, which has a surprisingly warm feeling. The uniformity of this flooring really adds to the Zen-like ambience emanated throughout the entire property. On the ground floor and in some of the bathrooms, underfloor heating provides extra comfort.

Ground floor overview
As soon as you enter the living room, you have a view of the entire ground floor, with the large kitchen with dining area on one side and the sitting room leading through to the office on the other side, with airconditioning. The latter comprises a huge living and work space which allows you to relax or work separately from one another, but without being completely closed off. To the rear of the property, enormous windows spanning the entire length of the house offer views of the covered terrace and secluded garden.

Professional kitchen
The kitchen has concrete worktops with the same look and feel as the floors: hard, but velvety. When it comes to the appliances, nothing has been overlooked: there’s a built-in Siemens coffee machine, Samsung fridge freezer with ice maker, cooker with six burner gas hob, two ovens and a steam oven, separate microwave and of course, a dishwasher. In the island is a large sink with useful Quooker. In the middle of the ceiling is a sun tunnel, which channels the natural outside light from the roof into the living space. Since the light changes depending on the weather, you feel in touch with the elements all year round. Adjacent to the kitchen, the spacious dining area seems to invite the garden indoors, thanks to the floor to ceiling windows on all sides.

Relaxing, working and playing
The sitting room also harnesses the garden to optimum effect, with multiple floor to ceiling windows and large French doors opening onto the terrace. The latter serves as an extension to the living room, in part thanks to its own standalone terrace heaters. In the sitting room itself, an open gas fireplace and large TV are subtly embedded within the wall, alongside elegant built-in shelves on one side. Next to the lounge area is the extension: a large, two-person office which would also make an ideal workshop or studio. Benefiting from built-in cupboards and bookshelves, this room is flooded with light from windows on both sides and from a skylight in the flat roof. The double doors between the office from the sitting room offer maximum flexibility; they can be closed to separate the spaces where desired, or opened up to blend the rooms together. This office would also make the perfect playroom: by closing the glass door, the noise will be reduced while you can still keep an eye on what’s going on!

Bedrooms and spa
From the hall, a white wooden staircase leads up to the first floor, where the master bedroom with its own spa deserves special mention. This is situated centrally in the home and, as well as several small windows, also benefits from another sun tunnel which draws in light from the outside. There are large wall units, an extremely wide double Corian washbasin with ten drawers, a walk-in shower with two rain shower heads, a separate two-person bath with TV and a fantastic lounging area with – smartly concealed under a pull-out couch – another built-in laundry chute to the laundry room. No more struggling down the stairs with a basket full of damp towels! The master bedroom itself is extremely light, thanks to the windows looking out over the garden. Note the stylish dressing table between the two large windows. According to the current owners, the master en suite is one of their favourite places in the house to relax. Also on this floor are a further three bedrooms, all of approximately the same proportions, a toilet and the family bathroom with shower. The bedrooms are all fitted with fly screens.

Fitness and films
As mentioned, the laundry chutes lead to the basement, which has two entrances: one from the utility room and one directly from the outside. The laundry room has connections for a washing machine and dryer and plenty of fitted (linen) cupboards. Also in the basement is an extremely large fitness room with tilt windows to the outside, for a constant supply of fresh air. There’s ample space for a wide range of equipment. The fitness room currently houses a crosstrainer, home trainer, treadmill and wall-mounted rack for strength training.
After exertion... relaxation. Where better than in the basement home cinema? A deluxe mini auditorium with lounge chairs between consoles with cup holder. There’s also a small fridge and countertop with sink. Naturally, the cinema is fitted with special acoustic wall panels and lighting strips on the floor.
The fitness room and home cinema are connected to one another by a long corridor with fitted cupboards along its entire length; these house, among others, the technical installations such as a descaler and sprinkler system. Also in the basement is another toilet and an extra storage area.
Outdoor space
Finally, we take a look at the garden. Attractive and relatively low-maintenance, the garden is particularly striking for the large covered terrace, which serves as an extra living room. Especially in current times, with people tending to spend more time at home, this is an important bonus. The garden also has a shed for storing bicycles and other equipment. All the exterior window frames were painted this year in anthracite grey. The front drive has enough parking space for three cars, with access to the rear of the property through the large gate.

Perfect location
The property was already in a very good shape but is modernised to the highest demands in 2014 with great attention to detail. Everything has been carefully considered and executed to the highest quality using the finest materials. Besides being the perfect property both inside and out, we also need to mention its perfect location. The house is just a three-minute walk to the Vughtse Heide heathland, and 10 minutes from the Ijzeren Man lake and recreation area. Well-known restaurant Brasserie 155 is also within easy walking distance, with schools and sports facilities just a 10-minute cycle ride away. Despite the fantastic connections to the centre of Vught, to the vibrant heart of Den Bosch and (via the A2) to the rest of the country, the property is far enough away from the railway line and main traffic routes to ensure a perfectly tranquil location with no noise nuisance. In short: this property offers luxurious but understated living in an idyllic part of Vught.
